A moisture survey, air and surface sampling where it matters, and a written report that tells you exactly what you’re dealing with, from a team that can also fix it.
Visible mold is usually the smallest part of the problem; the source and the spread are hidden.
Without a moisture map, remediation treats the symptom and the mold comes back within months.
Bear’s inspection finds the moisture source, maps how far the growth has traveled and sets the scope of work before any demolition. If the problem is small enough to handle yourself, we’ll tell you that too.
We start with the history: leaks, floods, musty smells, health complaints, and walk every suspect area with you.
Meters and thermal imaging locate active moisture in walls, floors, attics and crawlspaces, not just where the mold shows.
Air and surface samples go to an independent lab when the results will change the plan or you need them for a landlord, buyer or insurer.
Photos, moisture readings, lab results and a clear scope of what needs to be removed, repaired and ventilated.
A fixed scope for remediation and repair, or a clean bill of health if that’s what we found.

IICRC-certifiedOur climate, construction styles and crawlspace-heavy housing stock put mold in predictable places. On a typical inspection we check:

If the report calls for remediation, the same team contains the area, removes the growth under negative air and fixes the moisture source, then repairs the room.

Visible surfaces for growth, moisture readings in walls, floors and framing, and, where it is needed, air or surface samples. It also covers the HVAC system, attic, crawlspace and anywhere with a history of water. The goal is to find the moisture behind the mold, not just the mold.
Testing defines the problem: where mold is, how far it has spread and what is feeding it. Remediation is the physical work of containing, removing and treating it and fixing the moisture that caused it.
Often, yes. The clearest sign is mold concentrated on the attic decking right above a bathroom or kitchen while the rest of the framing is clean. If the exhaust duct ends in the attic instead of venting outside, that is almost certainly the moisture source.
Small spots on hard, non-porous surfaces sometimes can be cleaned with the right protective gear. Mold on drywall, insulation or wood framing, or anything larger than about ten square feet, should be inspected first, because disturbing it spreads spores.
