The Three Systems
Supply lines. Hot and cold water lines from the existing house plumbing to the island fixtures. Runs through floor cavity or under slab. Sized for fixture demand.
Drain. Wastewater removal from island fixtures back to the main drain stack. Has to slope properly for gravity flow.
Venting. Air supply to the drain so water can flow properly. The biggest design challenge for islands because the standard wall vent approach is not available.
Each system needs proper routing and code compliance.
Supply Line Routing
Hot and cold supply lines tap into the existing house supply at the nearest practical point. Usually under the kitchen sink or at the main supply riser to the kitchen.
From the tap point, supply lines route through the floor cavity (basement or crawl space) or under the slab (in slab homes), then rise up through the island cabinet base.
Modern installations use PEX, which routes flexibly with few joints. This is significant because every joint is a potential leak point and joints in inaccessible locations cannot be serviced easily.
Shutoff valves install at the island. The supply line through the floor cannot be accessed easily once finished, so individual shutoffs at the fixture become important for serviceability.
Drain Routing
The drain is the technical challenge. Three considerations.
Slope. 1/4 inch per foot is required. For a 12 foot run, 3 inches of vertical drop is needed.
Path. Through floor joists (with appropriate notching where allowed by code) or below joists with proper support.
Connection. Joining the existing main drain or branch drain at an appropriate point.
For homes with adequate basement or crawl space, drain routing is usually straightforward. For slab homes, the drain has to come up from below the slab, which requires either cutting the slab to route or running an alternative path.
The Venting Challenge
This is where island plumbing gets unique. Standard sink drains connect to a vent stack that rises up through walls and exits through the roof. The vent stack provides air to the drain system, preventing slow draining, gurgling, and water siphoning from p-traps.
Islands cannot have a vent stack rising vertically. There is no wall to hide it in. Two solutions exist.
Loop venting (Chicago loop or island vent loop). The drain pipe rises up inside the island cabinet, makes a loop higher than the trap weir, and runs back down to the drain. The loop acts as the vent. This is the traditional code-compliant solution.
Air admittance valve (AAV). A mechanical one-way valve that admits air to the drain when needed but prevents sewer gas escape. Code-accepted in many NWA jurisdictions for island applications. Simpler than loop venting.
The right choice depends on local code interpretation and specific layout. Different NWA cities have different preferences.
Foundation Type Matters
Basement. Easiest island plumbing. Plumbing routes through the basement ceiling cavity. Good access for installation and future service. Lower cost.
